We specialise in the area between Salobreña, Almuñécar and La Herradura on the sunny Costa Tropical.

What type of properties do you manage?

We typically look after villas with private swimming pools and ideally sea views. Guests want well equipped and comfortably furnished homes with air-conditioning, fast-internet and peaceful outside space. Good road access and parking are essential.

Who are your typical owners?

One of the great things about our job is that we have a great mix of owners from around the world including the UK, the Netherlands, Sweden, Switzerland and the USA. Some owners live here over Winter and wish to rent out during summer. Others visit a few times per year and want their properties to earn money when they are not here.

What occupancy rate can I expect?

The short-term rental market on the Costa Tropical is seasonal. July and August are super peak months and you can expect 94+% occupancy.
June & September are shoulder-peak with occupancy around 70-80%. You can expect 40% in May and October. Depending on whether your property has heating you can also attract booking over Christmas / New Year / Epiphany, school half-term holidays and Easter week.

How am I paid?

You are paid for each reservation directly by the booking website. We invoice you our commission once per month after you have received payment. Our fee is 25%.

How much can I earn?

Nightly rates depend on many factors including season, size, location, facilities and overall quality. You can get a rough idea by searching for similar properties on Airbnb and see what they are charging at different times of the year.

After viewing your property we would give you a more accurate figure based on our knowledge of the local market.

If your property is solely an investment and you want an all-year-round, fixed monthly income you should contact an Estate Agent to discuss long-term rental options.

If you want to use the property yourselves but also earn income from rentals then short lets are the way to go and we’d be happy to assist further.

Our channel manager software enables us to optimise your nightly rate across all booking websites and it ensures there are never any double bookings.

You can log-in to view your occupancy and also reserve dates for your personal or friends and family stays.

We create a guest welcome guide which includes house rules, how to use appliances and of course, some recommended places to eat, shop and visit along the Costa Tropical and Inland Granada.

We provide guests with a tasty welcome pack & ensure all the kitchen & bathroom essentials are present (tea, coffee, salt & pepper, olive oil, toilet rolls, shower gels…)

All this is included in our fee.

You are paid for each stay directly by the booking platform. We invoice you once a month but only after you have received payment.

We do not hold our owners to lengthy contracts. If you are not delighted with our service, simply give us 1 month’s notice and you are free to take your listings and guest reviews with you.

We understand your villa is a valuable asset and we always treat it as such.

Managing short lets is our only business. We are not Estate Agents with this as a sideline.

We have been renting properties on Airbnb since 2012 and are experienced Super-Hosts.

You may find cheaper alternatives, but I guarantee you and your guests will not receive the professional and friendly service that we offer day in, day out.
